Structurally, a used site office is often the same box as a used site cabin. The difference is everything inside it, and that is where the money goes: insulation that works, flooring that is not bare chipboard, enough sockets that nobody is running an extension lead across a doorway, and lighting that does not give everyone a headache by three o'clock.
It is also the part most worth having done before delivery. Re-flooring and repainting a unit standing in our yard is straightforward. Doing the same thing on a live site, around people trying to work, costs more and takes longer.
So when you enquire, tell us the finish you want as well as the size. A tired shell with a good refurbishment usually lands cheaper than a smarter unit bought as-is and then improved.

Use this to start the conversation rather than to make a final decision — how a unit is partitioned changes the usable space considerably.

These figures assume normal desk working. Drawing offices, meeting-heavy teams and anywhere people keep coats and boots need noticeably more room per head.

Questions about used site offices
What is the difference between a site office and a site cabin?
A site office is a site cabin finished to be worked in all day: carpet or vinyl instead of bare board, better insulation, more sockets, decent lighting and usually a partitioned meeting area. The shell is often the same. The fit-out is what you are paying for.
How many people fit in a used portable office?
As a rough working figure, a 20ft x 9ft open-plan unit suits three to four desks comfortably, and a 32ft x 10ft suits six to eight with a small meeting space. Squeezing more in tends to fail on heating, ventilation and sockets long before it fails on floor area.
Can the office be partitioned to my layout?
Usually yes. Stud partitions, a separate manager office or a meeting room can be built in before delivery, which is far easier than doing it on site. Tell us the layout you want at enquiry stage.
Do used site offices come with heating?
Electric panel or convector heating is normal, and it is one of the things we go through during refurbishment. Tell us how many people will be in the unit and how long it is staying, because an office occupied all day through a British winter needs more than a single panel heater.
What power supply does a portable office need?
Most are wired for a single-phase 240V supply through a commando socket. What matters is the load once you add heating, kettles and a few monitors. Tell your electrician the unit size and the number of people and let them size the supply.
Can I get a used office with a toilet in it?
Yes, combination units with an office at one end and a WC at the other come up regularly. They need water and drainage, so think about where the unit will stand before you commit to the layout.
